With the
island and its environs growing like the proverbial Topsy, it can be confusing
at best to keep track of all the new developments and plantations -- not
to mention their amenities -- which are appearing. Some offer golf, tennis
and the beauty of the beach, while others tout their privacy; hidden behind
a screen of Live oaks and Spanish moss, the casual observer might miss
those plantations altogether. Likewise, with the area's explosive growth,
there are now some lovely -- and very affordable -- areas coming on stream
which provide both growing young families, as well as empty nesters and
retirees, with options which didn't exist even five years ago.
The brief descriptions below are intended to help you sort the wheat from
the chaff in your house hunting options. Some are on-island, while others
are located in the Bluffton area. Wherever your search takes you, however,
you'll find that a terrific variety of amenities, personalities, and price
ranges await you.

Belfair
Plantation
Belfair
Plantation is one of the newest private club communities in the Bluffton
area. Situated on Highway 278, five minutes from the bridge to Hilton
Head Island, Belfair hasd the first of two championship golf courses
designed by Tom Fazio. Both a clubhouse and an extensive family activity
center are planned to bed in 1997, with tennis, swimming, soccer
and softball, as well as a stocked lake and fishing dock. Currently, one
of the plantation's cottages serves as its clubhouse and another as its'
golf pro shop.
Homesites
offer golf or river views, with a generous supply also providing exciting
natural vistas. The 1,028 acre community will offer 770 homesites at buildout,
with prices ranging from $110,000 to $519,000, while home prices range
from $350,000 to $650,000.

Bloody
Point
Bloody
Point's violent name belies the jewel-like beauty of this, the newest
of Daufuskie Island's major developments. Overlooking Calibogue Sound,
Bloody Point features a charming clubhouse and inn, a Tom Weiskopf/Jay
Morrish designed golf course for 375 members, and soon, a new swim and
tennis center which overlooks the Atlantic Ocean.

Callawassie
Island
Located well
off SC 170 on the way to Beaufort, and studded throughout with towering
oaks and lustrous magnolias, Callawassie Island represents a hidden jewel
often overlooked by casual observers. It is, however, well worth the trip,
for its 880 acres are currently home to just over 200 families, and its
total population will be limited to fewer than 800 families.
Surrounded
on all sides by waters from the Colleton, Okatie and Chechessee Rivers,
Callawassie Island's amenities include the Island Club, a 27-hole Tom
Fazio golf course, four Har-Tru tennis courts, and the clubhouse complex
which includes a pool, restaurant and meeting rooms. Further, there is
the River Club, which also sports a pool, a day dock for boaters, and
play yard for children.

Colleton
River Plantation
Colleton
River Plantation is a private 700-acre country club community with 395
single family homesites. With just over one site for every two acres,
that means that Colleton River sports the lowest density of any plantation
in the Hilton Head area.
Located just
2 miles from the bridge to Hilton Head Island on Hwy. 278, the entrance
road winds 2 1/2 miles through the South Carolina Nature Preserve, permitting
residents and guests breathtaking sights of local wildlife.
Golf is a
highlight here, with both a Jack Nicklaus Signature championship course
and an Augusta National style par-3 course. Tennis and swimming are also
available, and there are miles of scenic saltwater marsh frontage along
the pristine Colleton River and Port Royal Sound.
Rounding
out the plantation's impressive list of amenities is a 22,000 sq. ft.
clubhouse which is the social focal point of the plantation.

Forest
Beach
Flanking
Coligny Circle and Coligny Plaza, the North and South Forest Beach neighborhoods
collectively occupy 4 miles of beachfront between Sea Pines and Shipyard
Plantations. Each, however, is distinctly different. North Forest Beach
is primarily residential, while South Forest Beach is a visitor's Mecca,
filled with villas and condominiums, as well as superb beachfront hotel
accommodations. There is, however, a small residential neighborhood adjacent
to Sea Pines Plantation.

Haig
Point
Located on
the northern tip of Daufuskie Island, Haig Point is a private, low-density
residential and second home community offering a variety of homes and
homesites on 1,050 acres of dense forest land. With world class golf,
tennis and equestrian facilities, a beach club, croquet, and miles of
walking and nature trails, as well as an excellent clubhouse, the whole
is designed to remain in keeping with the historic and environmental quality
Daufuskie's residents are seeking to maintain. The historic Haig Point
Lighthouse, built in 1872, and extensive tabby ruins are an integral part
of the plantation, as is the Strahan Mansion, which was barged up the
Intracoastal Waterway during the early days of the plantation's development.
In keeping
with the "Historic Low Country" theme, modern (read "gas-powered")
vehicles are not part of Haig Point. Transportation throughout the plantation
is via electric carts, bicycles, and horse-drawn carriages...or by foot.

Hilton
Head Plantation
Always
a popular spot for retirees and empty nesters, Hilton Head Plantation
is also a hit for families because of its proximity to the Hilton Head
Island School Campus and the Island Recreation Center. Located on the
northern end of the island near Main Street, its nearly 4,000 acres are
home to several "mini-developments" within the plantation itself:
Cypress, the Village at Skull Creek and Ribaut Island, to name just a
few. The plantation's combined offerings include villas, the Cypress Retirement
community, and single family residences, providing a broad range of choices.
There are four 18-hole golf courses, multiple tennis courts, and other
pool and recreational facilities, as well as a farm with garden plots
available for farming and Skull Creek Marina, which supplies dockage for
those with boats.

Indigo
Run
Indigo
Run is being developed by the Melrose Company as Hilton Head Island's
final golf and residential community. With 2 golf courses, one designed
by the father/son team of Jack Nicklaus and Jack Nicklaus, Jr., the Indigo
Run Country Club is a hub of this plantation's activities.
The
1,712 acre community is divided along Marshland Road between the original
Indigo Run tract (which is situated between Hwy. 278 across from Hilton
Head Plantation, and Marshland Rd.) and the Indigo Run River Club, which
lies between Marshland Road and Broad Creek. The diversity of the landscape
offers prospective residents a broad range of views: golf course, lagoon,
woodland and waterfront. Homesites with club membership begin at $136,000.
In addition to the plantation's 2 golf courses, there are related club
facilities, tennis courts and swimming pools, and playgrounds, parks and
leisure trails.

Long
Cove Club
With tennis,
swimming, boating (the plantation's private boat dock for boats up to
35' is sited on Broad Creek) and bicycling, Long Cove Club's 615 acres
would already be chock full of amenities for its 574 residential homesites.
As if that were not enough, however, Long Cove also boasts a private 18-hole
Pete Dye designed golf course which has been consistently voted among
the top 50 in the US since it was built in 1981. In fact, for 8 consecutive
years, "Golf Digest Magazine" voted it the top golf course in
South Carolina. The clubhouse which was recently expanded to approximately
20,000 sq. ft., is the social and athletic hub of the plantation, which
is owned by the property owners and administered by a board of directors
and a general manager.
Approximately
300 homes have already been built in Long Cove, at an average cost of
$450,000 to $550,000, reinforcing the statement once made by the Island
Packet that Long Cove is "the crown jewel of island development."

Melrose
Melrose,
along with Haig Point and Bloody Point, is Daufuskie Island's third major
development. Its national country club and many single family homes offer
stunning views of Calibogue Sound and the ocean beyond, and its golf course
is superb.
Relaxation
begins as you board your ferry on Hilton Head, and your senses are further
lulled as you wend you way through virgin forests by jitney from Melrose's
Daufuskie dock to the plantation itself. The clubhouse, golf course, and
beach club provide the social hubs at Melrose.

Moss
Creek Plantation
Situated
just west of the bridge to Hilton Head Island on Hwy. 278, the 1,068 acre
Moss Creek was the first major off-island plantation to be developed in
the Bluffton area. Located away from the island's tourist bustle, it is
still within minutes of major island and Bluffton shopping centers, hospital,
schools and restaurants, and a mere half hour from both Beaufort and Savannah.
Property
ownership at Moss Creek includes automatic membership in and access to
both of the championship Fazio-designed golf courses, the newly completed
clubhouse, miles of bicycle and forest trails, a deep water marina, and
multiple tennis facilities.

Palmetto
Dunes
Bordered
on both sides by water -- the Atlantic Ocean to the East and Broad Creek
to the West -- and boasting an eleven mile network of lagoons, the amenities
of this 1,800 acre resort and residential community are distinctly water-oriented.
Other sports are not ignored, however. With three championship golf courses,
including the popular Arthur Hills course in Leamington, golf is also
a priority, as are tennis, boating, biking, fishing, hiking and beach
activities. Anchored by the Hyatt Resort, the plantation's residential
sections are located behind restricted entry areas on either side. Within
Palmetto Dunes are a variety of real estate ownership opportunities --
villas, lots, homes, condominiums, and timeshares -- with plentiful options
as to location, views, sizes, and price.

Palmetto
Hall Plantation
Palmetto
Hall Plantation is one of Hilton Head's newest plantations. Nestled between
Hilton Head Plantation and the medical campus which includes Hilton Head
Hospital, homesites are reasonably priced, beginning at $48,000, with
homes generally in the mid $200,000. Palmetto Hall sports a fine Arthur
Hills-designed golf course, and membership in the new Club at Palmetto
Hall is included in your purchase. Views include nature preserves, marshes
and lagoons, and of course, golf. Privacy and seclusion are among Palmetto
Hall's natural amenities.

Port
Royal Plantation
The island's
only private single family beachfront community, Port Royal's 1,200 acres
have long been a popular enclave for that plantation's residents. Situated
in the northeastern corner, or heel, of Hilton Head Island, the many miles
of pristine beaches are the linchpin of Port Royal's amenities. Also included,
however, are 54 holes of championship golf, the Port Royal Racquet club,
which sports 16 tennis courts (including two grass courts), a private
residential beach club, and croquet courts which occasionally present
championship competition. Also found in Port Royal are several sites of
historic significance, and the plantation's master plan has been designed
to preserve both these and the area's natural beauty, while at the same
time providing 700 homesites which provide stunning golf, beachfront,
lagoon or wooded views.

Rose
Hill Plantation
Rose Hill
Plantation is a private residential community of 1,700 single family homes
on 2,100 acres situated on the Colleton River just six miles from Hilton
Head and half an hour drive from both Savannah and Beaufort. The community
has placed an emphasis on quality planning and construction with a strong
bias in favor of single family homes and active recreation.
There are
two distinct areas to Rose Hill, divided down the middle by Hwy. 278 near
Bluffton. One side is known as the Country club side, where the Rose Hill
country club is located, featuring a 27-hole championship golf course
and a Low Country clubhouse with a gracious lounge and dining rooms, as
well as a club room and pro shop. The River Side has estate-sized homesites
of one to three acres providing an uncrowded feeling of privacy. Also
located on the River side is historic Rose Hill Plantation house, which
was extensively burned several years ago, but which is now being restored
to its original elegance to become a bed and breakfast inn.

Sea
Pines Plantation
Occupying
nearly 5,000 acres at Hilton Head Island's southernmost end is Sea Pines
Plantation, the island's oldest and largest plantation community. Sea
Pines represents founder Charles Fraser's vision for a planned unit development
based upon a mix of permanent residents and visitors housed in a variety
of housing options, including single family homes, condominiums and villas,
and providing shopping, sports, and a variety of amenities with much of
the area preserved asspace.
Accordingly,
Sea Pines offers four championship golf courses (including the famed Harbour
Town Links, which annually hosts the MCI Championship/the Heritage of
Golf), eighty or more tennis courts, 25 swimming pools, and almost 50
miles of trails and private roads for bicycling and jogging. There are
also two marinas, a 605 acre forest preserve with nature trails, an equestrian
center, a "farm" which rents garden plots to the plantation's
residents, and miles and miles of beaches fronting the Atlantic Ocean.
Also included are dining and shopping, and more than 1,500 deluxe visitor
accommodations, as well as numerous private residences with stunning beachfront,
golf course, lagoon, sound and marsh views.
Entry is
limited to two gates on Greenwood Drive and South Forest Beach Drive.

Shipyard
Plantation
Shipyard
Plantation, another of the island's original developments, is situated
on the ocean side of Highway 278 between North Forest Beach and Palmetto
Dunes. It is a community which offers a mix of resort accommodations,
more than 250 villas on the rental market, and numerous private homes,
all within 830 acres.
While tennis,
golf and the beach are the predominant amenities, Shipyard also offers
extensive bicycle, jogging and walking trails, fishing, swimming and shopping.
The Shipyard Golf Club boasts 27 holes of golf, a clubhouse, complete
pro shop and the restaurant Reflections on the Green. Not to be outdone,
the Shipyard Racquet Club has been selected among the 50 greatest us Tennis
Resorts by "Tennis Magazine."

Spanish Wells Plantation
Spanish Wells
Plantation is a peninsula of 351 acres of single family homes at the end
of Spanish Wells road. With most lots one acre or more in size, the views
offered by either Calibogue Sound or Broad Creek - or in some cases, both
- are magnificent. Therecreational space includes clay tennis courts,
a new clubhouse overlooking Calibogue Sound, and a 9-hole golf course.
With easy access to off-island areas as well as virtually all parts of
Hilton Head, Spanish Wells is a popular option for young families and

Spring
Island
Spring Island
is one of the area's newest island communities as well as one of its most
unusual. Formerly a privately owned island, and then an exclusive hunting
preserve, Spring Island's stark tabby ruins now oversee the careful development
of this secluded island, the sisterly neighbor to Callawassie Island.
With access
to Spring Island limited to a bridge from Callawassie, it is closer to
Beaufort than to Hilton Head. However, the careful attention which is
being paid to the unique environmental features of the island promise
to make it one of the most popular. Boating, championship golf, and an
outstanding clubhouse mix and mingle with towering oaks and magnolias,
and an amazing wildlife population which is husbanded by two staff naturalists,

Hitlon Head is national developer Del Webb Corporation's first foray into
the East Coast of the U.S. Designed especially for adults 55 and over,
the community at buildout will be home to more than 15,000. Like the other
Del Webb communities in Arizona, Texas, and California, the 5,600 acres

This
172 acre private residential and boating community stretches along Hilton
Head's northern edge, bordered by Highway 278 just east of the bridge
