Ashton
Cove
In an inviting,
family-oriented neighborhood off Point Comfort Rd., Ashton Cove is one
of Hilton Head's newer neighborhoods catering to families seeking to recapture
the neighborhood concept of days gone by. Its winding streets are reminiscent
of the residential areas of some of the country's older, more settled
communities, while its home designs mirror much of Charleston's much admired
"Charleston Side House" concept.

Bray's Island
Bray's Island,
located west of Beaufort on US 21, is an elegantly rustic community whose
primary orientation is to provide its residents outstanding hunting, fishing
and horseback riding. There is also an eighteen hole Ron Garl designed
golf course, swimming (both indoor and out), and tennis, shooting clays,
trap and skeet.

Plantation sports an enormous variety of owners of all ages, come of whom
partake of all the plantation's amenities, while others concentrate on
one or two. An additional popular offering for owners and their guest
are the Plantation Main House, which sits on the Pocataglio River and
is the social center of the community. It also offers 5 guest rooms for
owner's overnight guests, while an adjacent carriage house has eight.

Chinaberry Ridge
A new neighborhood
for 120 families on Gumtree Rd. Lots are moderately priced, ranging from
$22,900 to about $34,000, while home costs range from $150,000 to $180,000.
Its proximity to island schools and the Island Recreation Center, as well
as to north end shopping areas, make it a popular option for young families.

Daufuskie Island
Daufuskie
Island, located a mere short boat ride across Calibogue Sound from Hilton
Head Island, has a historical heritage almost unrivaled in the area. Rich
in Gullah lore, the island has seen pirates come and go, a thriving oystering
industry which provided both incomes and tales for the isolated island's
residents, and author Pat Conroy, whose book The Water Is Wide was based
on his teaching experiences on Daufuskie.
Even though
no bridge connects it to either the mainland or to Hilton Head, and it's
accessible only by ferry or private boat, Daufuskie is isolated no more.
Its face is changing and becoming developed via the upscale communities
of Bloody Point, Haig Point and Melrose. Efforts to maintain the island's
unique character and simple lifestyle, however, are ongoing as both old
and new residents work together.

Folly Field
Residents
of the Folly Field area love their neighborhood. Situated mid-island at
Folly Field Road and bordered by Hwy. 278 on one side and the beaches
of the Atlantic on the other, this enclave-the first off-plantation community
developed for permanent residents on Hilton Head Island-is beach-oriented
with a strong mix of both private residents and single-family homes, condominiums,
and short term rentals.

A new development
on Hwy. 278 across from Colleton River Plantation, Heritage Lakes is being

Marshland
Road
Marshland
Road parallels the marshes of Broad Creek and runs from Mathews Drive
at one end to Pond Drive and Spanish Wells Plantation at the other. A
broadly diverse area comprised of apartments, single family homes, small
farms, old hunting lodges, trailer parks, there is also a fair amount
of commercial development: restaurants, Broad Creek Marina, and retail
establishments, which add to the long street's casual nature.

the end of Palmetto Bay Road, this mixed commercial and residential area
will also provide its residents with a breathtaking view of the Cross-Island
Expressway bridge across Broad Creek. A variety of condominiums comprise

marina, restaurants and businesses are a popular gathering place for visiting
boaters and islanders alike.

of the Point Comfort area formerly belonging to Sea Pines Plantation,
this mixed residential area now sports a delightful sense of freedom not
usually found in the island's gated communities. Beginning with Bay Pines
on Palmetto Bay Road, and continuing down to encompass Tide Pointe, the
Broad Creek Landing apartment complex, Ashton Cove, and the homes along
Sea Olive, Nautilus Road and Row Boat Row, this quiet area is popular
with families and retirees alike, boasting a community park and some of
the island's most breathtaking sunsets.

Shelter Cove,
located across Highway 278 from Palmetto Dunes Resort, is a European-style

Squiresgate
was developed to meet the needs of new permanent residents. It is located
immediately adjacent to Hilton Head Plantation's back entrance across
from Schillings Boatyard. A quiet little enclave comprised primarily of
young families, it is popular because of its proximity to the Hilton Head
Schools' campus and its moderately priced homes.

Wild Horse Court
This is a
two phase, 36 home development on Wild Horse Rd. at the island's north
end, just off Highway 278. Designed to accommodate moderate income families,
the first phase was built between 1993 and 1995 via a program administered
by the F.H.A., which permitted families to assume home ownership with
low down payments. The three bedroom, two bath models range in size from
1,032 square feet of heated space to 1,162 square feet and are designed
to enable homeowners to qualify for Palmetto Electric's "H2O"
program rebate, as well as to exceed their "Good Cents"- ratings.
Again because of its proximity to island school and recreational facilities,
young families find this to be a desirable location.

This is a
relatively new development of single family homes on Buck Island Rd. in
Bluffton, off Highway 278. The two and three bedroom homes range in size
from approximately 1,600 square feet of heated space to 2,200 square feet.
