In 1976 The Free Guide to Hilton Head was launched by Ned McNair. At that time Sea Pines Real Estate Company was by far the largest real estate company on the island, while Palmetto Dunes, Port Royal, Hilton Head Plantation, Shipyard and three small real estate companies provided the balance in real estate sales. During that year additional real estate companies came on the scene to challenge Sea Pines. The market opened up as these companies competed for listings and buyers. This set the stage for an independent real estate publication where the buyer could shop all the available products without being under the control of one company, giving the buyer wider choices based on more comprehensive information.
In 1982 the name of the real estate publication was changed to Island Real Estate Magazine with the first color cover featuring an aerial shot of Harbour Towns 18th taken by renowned island photographer Bill Cornelia.
Currently Island Real Estate Magazine is published under the corporate name of Down South Publishers and the products have expanded to include LowCountry Home Magazine, Fishing Hilton Head and the LowCountry, The Official Map of Hilton Head Island, The Official Map of Bluffton, a web site and several other brochures and newsletters. The staff has grown to eight full time staff and three part-time staff members. Circulation now averages 27,000 per month with distribution point from the southern tip of Hilton Head Island to Savannah and Beaufort.
